    What Is Havasu Foothills Estates?

Havasu Foothills Estates is a 35-acre community developed by Desert Land Group with 16 estate lots, some up to 2 acres in size. It sits on elevated terrain above Lake Havasu City with panoramic views of the lake, surrounding mountains, and open desert.

This is the first stage of a larger master-planned community. Future phases include a town center and trail systems connecting residential areas to commercial development. Sub-communities within the broader project include The Arroyos, The Villas, Ladera North, Ladera South, Trinity, and The Enclaves.

The views are the draw. The terrain is the challenge. Rocky hillsides, significant elevation changes, and desert soil conditions make Havasu Foothills Estates one of the most technically demanding places to build in Lake Havasu City. River Ridge Builders specializes in exactly this kind of work.

Can I Build a Home with a View in Lake Havasu City?

Havasu Foothills Estates offers some of the best view lots in all of Lake Havasu City. Elevated homesites look out over the lake, the Colorado River corridor, and the desert mountains in every direction. On a clear day, the views stretch for miles.

But a view lot in The Foothills isn't like a flat lot in town. The same elevation that gives you the views also creates construction challenges. Steep grades mean engineered retaining walls. Rocky soil requires specialized excavation. Drainage has to be planned carefully because monsoon runoff moves fast on a hillside.

If another builder told you your lot is too steep or too expensive to build on, get a second opinion. We've built on lots that other contractors walked away from. Some of them turned into the best homes in the community.

How Do You Build a Custom Home on a Hillside Lot?

It starts with understanding the land. We do a full topographical analysis of your lot before drawing a single line. Elevation changes, rock formations, soil composition, drainage patterns, and access points all get mapped.

Then we design the home to work with the terrain, not fight it. Stepping the floor plan down a slope instead of flattening everything often saves money on excavation and creates dramatic multi-level living spaces with views from every room. Split-level entries, walkout lower levels, and cantilevered decks are all tools we use depending on your lot.

Foundation engineering on a hillside is different from a flat pad. Retaining walls, caissons, and reinforced stem walls are common. Our structural engineers spec every component based on soil testing and grade analysis specific to your site.

During construction, you get real-time photo updates and a dedicated project manager. Hillside builds require more coordination between excavation, foundation, framing, and drainage crews. One point of contact keeps everything on track.

How Much Does It Cost to Build on a Hillside Lot in Lake Havasu?

Hillside construction costs more than building on a flat lot. That's just the reality. Excavation, retaining walls, engineered foundations, and extended utility runs all add to the project.

The exact premium depends on your specific lot. A lot with a gentle slope and good access might only add 10 to 15 percent to the base build cost. A steep, rocky lot with no existing utility connections can add significantly more. We don't guess at these numbers. Every quote includes a detailed site prep breakdown based on our topographical analysis of your property.

What we won't do is give you a vague estimate and then hit you with change orders once excavation starts. The number you see before breaking ground covers the full scope of work. No hidden fees. No surprises when you're halfway through construction.

Why Hire River Ridge Builders for Havasu Foothills Estates?

Most builders in Lake Havasu City work on flat pads in subdivisions. Hand them a hillside lot with a 20-foot elevation change and they either decline the project or bid it so high you'd think they've never done it before.

We've built on difficult terrain throughout Lake Havasu for over 30 years. Retaining walls, caisson foundations, split-level floor plans on steep grades. The Foothills is where our site work experience shows up the most.

Licensed with the Arizona Registrar of Contractors (ROC #B-151956). BBB A+ Accredited. Same-day site evaluations so you get answers fast. Every home backed by a 1-year cosmetic and 2-year structural warranty.
