    Why Is Lake Havasu City a Great Place to Build a Home?

    Lake Havasu City sits on the Colorado River in western Arizona with over 300 days of sunshine a year. The lake is 45 miles long. London Bridge, the actual London Bridge, spans the Bridgewater Channel in the middle of town. It's one of the most unique small cities in the country.

    People move to Lake Havasu for the water. Boating, fishing, jet skiing, wakeboarding, kayaking. The lake is the center of daily life here, and it shapes how homes need to be built. Oversized garages for boats and RVs. Covered outdoor living spaces that get used 10 months out of the year. Windows positioned to capture water and mountain views while blocking the worst of the summer sun.

    Lake Havasu has also become a destination for snowbirds and second-home buyers from California, Nevada, and the Pacific Northwest. The mild winters (60s and 70s during the day from November through March) make it ideal for seasonal living.     Lake Havasu City isn't a typical Arizona retirement town. It's built around the water and the desert, and the lifestyle here drives what people need in a home.

    On the water:

    • Boating is a daily activity, not a weekend hobby. The Havasu Riviera State Park and Marina, Site Six Launch Ramp, and Cattail Cove State Park all provide lake access within minutes of most neighborhoods.
    • Fishing for largemouth bass, striped bass, channel catfish, flathead catfish, crappie, and bluegill is year-round on the Colorado River system.
    • The Ghost Mine Saloon on the California side is a boat-accessible waterfront bar and restaurant at the Oasis at Havasu Palms. Pull up by boat from Lake Havasu or take the six-mile trail through Shadow Canyon.
    • Havasu Landing Resort & Casino sits on the California shore, accessible by boat or ferry.

    On land:

    What Events and Festivals Happen in Lake Havasu City?

    Lake Havasu City hosts major events year-round. These draw tens of thousands of visitors, many of whom fall in love with the area and eventually build here. For residents, these events are part of the fabric of the community.

    Signature events:

    • Havasu Balloon Festival & Fair (January) - Named one of the Top 100 Events in North America by the American Bus Association. Hot air balloons launch from Lake Havasu State Park and drift over the Bridgewater Channel and London Bridge. Night Glow, 5K/10K runs, and classic car displays.
    • Desert Storm Poker Run & Shootout (April) - One of the top 5 poker runs in the nation. Multi-million dollar performance boats line McCulloch Blvd for the Street Party, then race a course near Site Six. The biggest boating event of the year.
    • IJSBA World Finals (October) - The world championship for personal watercraft racing, held on Lake Havasu every year. Free to watch from shore.
    • Relics & Rods Run to the Sun (October) - One of the largest classic car shows in the Southwest, featuring 800+ vehicles from 1972 and earlier.
    • Winterfest Street Festival (January) - Downtown Lake Havasu street festival with vendors, entertainment, and community gathering.
    • London Bridge Renaissance Faire (winter) - Stage and street performances celebrating the city's London Bridge heritage.
    • Parade of Lights (December) - Boats decorated with holiday lights cruise the Bridgewater Channel.

    What Building Codes Apply to New Homes in Lake Havasu City?

    Lake Havasu City is in Mohave County, Arizona. New construction goes through the city's Development Services department for permitting and inspections. The city has adopted the International Residential Code (IRC) with local amendments for desert conditions.

    Building here means accounting for extreme heat (regularly 110 to 120 degrees in summer), monsoon season (July through September with sudden heavy rain and flash flooding), high wind loads, and intense UV exposure that degrades materials faster than in moderate climates.

    Insulation, window glazing, HVAC sizing, and exterior material selection all need to be spec'd for this environment. A home designed for Phoenix or Tucson won't perform the same here. Lake Havasu sits at a lower elevation with higher average temperatures and more direct sun exposure during peak summer months.

    If your lot is in a gated community like The Refuge or The Riviera, your plans also go through a Design Review Committee before the city permit. Each community has its own architectural guidelines covering materials, colors, setbacks, lighting, and landscaping. In The Refuge, plans must be submitted by the 25th of each month for review on the second Tuesday. The Riviera has neighborhood-specific covenants across its seven communities.

    Is Lake Havasu City a Good Place to Build a Second Home?

    Yes. Lake Havasu has a large seasonal population. Snowbirds from the Pacific Northwest, California, Canada, and the Midwest spend October through April here to escape cold winters. Many start as renters, then build a custom home once they commit to the area.

    A second home or vacation property in Lake Havasu makes financial sense for a few reasons. Property values have appreciated steadily over the past decade. The Riviera has a 90-day minimum rental period, which means your home can generate seasonal rental income when you're not using it. Other communities have fewer restrictions.

    We build homes for full-time residents, snowbirds, and vacation homeowners. The design considerations are different for each. A seasonal home might prioritize low-maintenance landscaping, easy-to-secure garage systems, and smart home controls you can manage remotely. A full-time residence needs to perform in 120-degree summers with daily use in mind.

    Where Are the Best Neighborhoods to Build in Lake Havasu?

    Lake Havasu City has several distinct communities, each with different lot sizes, price points, amenities, and building requirements. Here's a quick overview.

    • The Refuge is a 360-homesite gated golf community 4 miles north of town. Iron Wolf Golf & Country Club is on-site. Strict Design Review Committee with published guidelines. Best for luxury custom homes on the golf course.
    • The Riviera is a 250-acre guard-gated lakefront community by Desert Land Group. Seven neighborhoods offer different lot types and views: Marina View, Wren Cove, The Ridge, Black Rock, Flat Irons, Sixty-Seven, and Solitude. Solitude is the final neighborhood in The Riviera, currently under development with grading in progress. Direct marina access through the Havasu Riviera State Park. Best for waterfront custom homes and lake lifestyle.
    • Havasu Foothills Estates has 16 estate lots on 35 acres with lots up to 2 acres. Elevated terrain with panoramic views. Best for buyers who want space, privacy, and views.
    • North Pointe is a gated community known for RV garage homes. Post-tension foundations and Energy Star ratings come standard. Best for buyers who need serious garage space.
    • Viewpoint Estates is a growing community on the north side of town with desert views and larger lots. Best for custom builds with room to spread out.
